Due-diligence / refinancing

Investors and lenders need to understand what is at risk when considering existing properties in seismically active areas. We have worked directly with end-users in terms of helping them to develop criteria for evaluating properties, and have reviewed properties both directly for end-users and as part of the overall physical due diligence team. Notable evaluations of existing facilities include:

  • Regional and Super-Regional shopping centers in Southern California
  • Community shopping centers in Southern and Northern California, Washington, and Nevada
  • High- and mid-rise office buildings including 44-story towers in Los Angeles, 19-story towers in Orange County, and several 10- to 15-story office buildings in Los Angeles
  • Hotels including 30-story complex in Vancouver, Canada; 22-story tower in Los Angeles; 10- to 15-story hotels in Los Angeles and San Diego; low- and mid-rise historic structures in Santa Barbara, San Francisco, and Sacramento

Pre-Construction Engineering Reviews

Investors wishing to develop properties in seismically active areas need to know that the proposed designs will perform acceptably in future earthquakes. Moreover, building codes and standards are always evolving to integrate new information. Our pre-construction reviews focus on looking at a proposed project in terms of earthquake performance. Notable pre-construction projects include:

  • Super high-rise projects, such as One Rincon and 301 Mission in San Francisco
  • High-rise and mixed use facilities, such as LA Live, Concerto, and Hollywood & Vine in Los Angeles
  • Remodels of regional shopping centers, such as Santa Anita Mall and Valencia Town Center
  • Hotels and resorts, such as Montage in Park City, Utah
  • Multi-family residential and condominium projects

 

Seismic Strengthening Design

Existing buildings can often be seismically improved to provide a greater level of life safety as well as reduce the potential for monetary loss from earthquake. We have been involved in retrofits for:

  • Tilt-up buildings in Northern and Southern California (some voluntary and some legislated)
  • Community retail shopping center in Los Angeles area (several reinforced masonry retail stores and shop buildings
  • Investigation of damaged buildings for the 1994 Northridge earthquake Structural Engineers Association of Southern California/City of Los Angeles special investigation task force
  • Design of repair and seismic strengthening for several masonry and tilt-up buildings damaged in the 1994 Northridge earthquake (per local ordinance)
  • Equipment anchorage/bracing for shopping centers in Southern California
